18-unit fishing village planned for area next to Baymont Inn

In 2017, Georgetown City Council approved a request to rezone 10 acres of land between the Black River and two hotels along Church Street to allow for a fishing village.
But the development has not yet happened.  
This week the owners of the property – 711 Partners LLC – are bringing the request back to council to get an amendment.
The plans are for 18 single-family units (1-2 bedrooms) each to be built on the property between the Quality Inn and the Baymont Inn on Church Street. Each of the units will be about 650 square feet in size.
These will be rental units, not permanent residences.
Also, one commercial structure is planned for the site.
A 23,000-foot boardwalk is also expected to be built that will extend over the marsh. A dock will be constructed in the Great Pee Dee River.
The property will have 33 parking spaces for the homes and three parking spaces for the commercial business.
Earlier this year, the Georgetown City Planning Commission voted 3-2 in favor of approving the plans.
The property was annexed into the city in 2017 and was rezoned from General Commercial to Planned Development.
According to documents submitted to the city, the purpose of the development is to “create a compact fishing village environment to allow the public to access the environmental resources and participate in the boating and fishing opportunities this area provides.”
City Council is expected to vote on the possible approval this Thursday evening. However, if it is approved, this will simply mean the project can proceed. Actual construction plans will have to be approved by the Community Appearance Board because the property is in the city’s Urban Core Overlay District (UCOD) prior to submitting for a building permit.
If approved UCOD, the developers will have to apply for a Building Permit and Floodplain Development permit.
