This post is not against affordability or density. It is intended to explain how planners and developers consider affordability and density to be linked.
Any desirable real estate is not low cost. Desirability drives up prices. Desirable land in the Georgetown city core is expensive. The way that developers lower the total cost of housing in desirable areas to build many units (high density) on high cost land. This lowers the land cost per unit. With Georgetown city real estate (high cost) the only way to lower the cost per unit housing is by high density housing.In the City core of Georgetown, "affordable housing" equals "higher density.” Real estate prices in a free society are set by market forces, not legislated.If you are against the higher density proposed in the Comprehensive Plan, you must revise the plan to not stress affordability as a goal.
